Leave the congestion. Keep the connections.
A peaceful rural address beside the Belize River, with school, leisure, shopping and the conveniences of Belize's capital close to home. Twenty individual residential plots. Dedicated road and walking-path access to the river for every plot.
A location-led relocation guide · Updated 21 October 2026 · All property boundaries and distances subject to independent verification
Private countryside living. Practical daily access.
BelEazy is not a generic Belize beachfront pitch. The estate is situated inland at Mount Pleasant, near Belmopan, with its land extending from the Banana Bank Road side towards the Belize River.
A dedicated estate road and pedestrian path reach the Belize River.
Every plot enjoys access by the shared estate route, including plots without their own river frontage. Rights, easements and maintenance arrangements should be verified in conveyancing.

Belize Christian Academy
Established private English-language schooling from kindergarten through Grade 12 on Banana Bank Road. The developer reports a walk under 1 km with no major road crossing; verify the actual pedestrian route.
El Rancho pool and restaurant
Nearby swimming, restaurant/bar and social-event amenities create leisure options beyond the home. Public access, opening hours and event schedules should be confirmed.
Art Box café & crafts
Coffee, food and crafts just over 1 km away by the developer's estimate—a relaxed local meeting point rather than a long journey into the city.
TJ Supermarket
A Belmopan supermarket on Queen Elizabeth II Boulevard. The developer estimates around five minutes' driving; compare routes and shopping choices before deciding.
Hector Silva Airstrip
A nearby local airstrip, rather than a scheduled international passenger airport. Its occasional emergency or other aircraft activity should not be confused with an airport offering frequent commercial flights.
Belmopan government services
Proximity to immigration, citizenship and passport administration, land registry, surveys and police services is a material convenience for overseas buyers establishing residence.
Different settings. Different possibilities.
Consider the life you actually want: central London, a British suburb, rural Britain, or a low-density community near Belmopan. A national average cannot substitute for a location-specific decision.
Population density covers whole territories, including undeveloped land; it does not represent the density of a particular street or subdivision. Density is a lifestyle indicator, not a proxy for personal safety. Britain also has appealing low-density rural communities.
| Decision factor | BelEazy / rural Cayo | London / other UK locations |
|---|---|---|
| Space & privacy | Low-density inland estate setting; private residential plots and estate-wide river access. | Central London is densely populated, but UK rural homes can also provide space and privacy. |
| School & recreation | Belize Christian Academy, El Rancho pool and Art Box in the nearby neighbourhood. | Often excellent school, arts and leisure choice, varying considerably by postcode and price. |
| Daily administration | Belmopan provides access to national immigration and land administration; seller estimates around ten minutes' drive. | Extensive remote and in-person UK government services; less immigration administration needed for UK citizens. |
| Healthcare | Smaller healthcare system; specialist treatment, ambulance cover, insurance and medical evacuation must be planned. | Substantially wider specialist and emergency healthcare capacity, with NHS eligibility subject to residency rules. |
| Transport & weather | Car often necessary. Tropical rainfall, river flooding and road reliability need individual assessment. | More extensive transit options in cities; wetter/cooler climate, fewer tropical weather hazards. |
| Tax & ownership | Potential opportunities from Belize's tax regime and foreign landownership, conditional on personal circumstances and due diligence. | Established title and financial infrastructure; higher headline capital gains and inheritance tax exposure for some residents. |
A fairer comparison for someone leaving central London.
To illustrate why UK postcode matters, the following UK-only rates use the same twelve months to June 2026. They are independently computed from the Home Office's data.police.uk street-level records and official UK population estimates. They cover multiple offence types—not just violent crime—and cannot be compared numerically with Belize's six-category “major crime” series.
| UK local authority | All police-recorded offences / 1,000 residents | Theft from the person / 1,000 residents | Local context |
|---|---|---|---|
| Westminster, central London | 416.5 | 88.0 | Exceptional commuter, tourist and visitor footfall; resident population is a poor proxy for people actually exposed. |
| Camden, central London | 218.1 | 30.3 | Major transport, commercial and visitor destinations; rate counts offences, not the proportion of people victimised. |
| Richmond upon Thames, outer London | 73.1 | 1.4 | Less intense than central visitor areas; shows why “London” cannot be treated as a single crime environment. |
| Herefordshire, rural UK comparator | 60.7 | Not established | A rural English reference, demonstrating that low-density countryside is not unique to Belize. |
Rates are offences divided by resident population, not victim probabilities; repeated offences and visitors can push a rate above 1,000 per 1,000. Compiled from Home Office open offence data and ONS population estimates by Civometry: Westminster, Camden, Richmond and Herefordshire. The theft-from-person rates are police categories, not pedestrian-hour incidence.
Not simply how much crime—but what kind, where, and against whom?
A person concerned about street robbery needs a different comparison from someone worried about domestic abuse, sexual violence or business extortion. We use official statistics, distinguish the exposure and relationship to the offender, and clearly label unmeasured questions.
What these numbers do—and do not—mean: Precincts 1 and 2 cover important southern areas of Belize City, but cannot simply be equated to a certified “Southside” boundary. Cayo District contains towns as well as countryside. Homicide totals cannot reveal whether victims were involved in organised crime, harmed by a partner, targeted during a robbery or struck as bystanders. Such circumstances need individual case records.
Six separate risks to evaluate
01 · Street safety
Robbery, harassment, stranger violence and public-space assault.
Best future denominator: injuries/offences per pedestrian-hour, with neighbourhood and time-of-day data.
02 · Home security
Residential burglary, unlawful entry, home-invasion violence and theft.
Compare per 1,000 occupied homes, housing type and alarm/security arrangements.
03 · Sexual violence
Sexual assault, rape, harassment and abuse, including offender relationship.
Requires confidential victim-survey data by age, relationship and locality.
04 · Domestic abuse
Partner/ex-partner abuse, coercive control, family violence and domestic homicide.
Domestic abuse occurs in rural and urban homes and may be systematically underreported.
05 · Organised-crime exposure
Gang conflict, drugs, extortion, intimidation and harm to uninvolved residents.
Do not classify a killing as gang-related without case evidence, or assume bystanders are unaffected.
06 · Business security
Commercial burglary, robbery, extortion, fraud and risks to staff.
Compare per active business and operating hours, with insurance and response times.
Why offender relationships and motive cannot be ignored
In England and Wales, the most recent detailed Homicide Index reported 111 domestic homicides in the year ending March 2025; 67 victims were killed by a partner or ex-partner. Among all homicides, around 51% were thought to arise from a quarrel, revenge or loss of temper; a separate 51% of homicides involved illicit drugs in some way. Those circumstances overlap and should not be added together. They do not mean each victim was a criminal, or that rural or household risks vanish. Comparable, complete case-level motive and victim–offender breakdowns were not established for Belize's 2025 Cayo figures. ONS homicide circumstances and relationships ↗
The safety conclusion: BelEazy's inland rural setting can be an attractive alternative to living or working in a crowded city, but no valid data establish that a resident of this specific estate faces a lower risk for every offence than someone in London, Richmond, Herefordshire or another UK community. Police-recorded crimes, survey prevalence and incident motives must not be collapsed into a single “safer country” score.
Compare like with like
Belize: Belize City police Precincts 1 & 2; other Belize City precincts; rural Cayo; nearby Belmopan. UK: central London (Westminster and Camden); suburban London (Richmond); a rural English area such as Herefordshire.
These are geographical comparison cohorts, not equivalently defined police statistical units. Detailed matched crime rates have not been established.
A full-year picture is not yet available
The Belize Crime Observatory reported 58 murders during the first half of 2026 versus 41 during the same period of 2025. That increase matters and makes it inappropriate to present the 2025 totals as evidence of an uninterrupted decline.
Belize can be financially attractive—but tax residence comes first.
The benefits differ for retirees, investors, business owners and people earning a local salary. These headline points are starting considerations, not personalised tax or legal advice.
Capital gains
Belize has no general standalone capital gains tax regime. The UK generally charges capital gains tax on qualifying gains, including commonly 18% or 24% rates for individuals. The UK may still tax UK land and certain gains after departure; a genuine change in tax residence and anti-avoidance rules matter.
Property ownership
Foreign purchasers can generally acquire titled freehold property in Belize, subject to proper searches and regulatory requirements. Foreign-buyer stamp duty is ordinarily 8% above a BZ$20,000 threshold; legal fees and survey costs are additional. Shared river access should be protected in title documents.
Other taxes and inheritance
Belize does not generally levy a standalone inheritance tax, but UK inheritance-tax exposure can continue for long-term UK residents after relocating. Belize's general sales tax and other local taxes still apply. Outcomes depend on assets, timing and domicile/residence history.
Compare after-tax, after-housing, after-healthcare living costs.
Belize's potential tax benefits may be significant for certain independently funded residents. They should be offset against property transaction duty, import costs, private medical cover, transportation, insurance, school fees, maintenance and the costs of any continuing UK tax obligations.
A real route to making Belize home.
English is Belize's official language, and Belmopan is the practical administrative hub for residence applications, land records and much national government business. Immigration eligibility must be confirmed against current rules.
Establish lawful residence
The standard permanent-residence route requires a minimum of 12 months living lawfully in Belize and no more than 14 days outside the country in total during that year, together with financial and character conditions.
Apply for permanent residence
Eligibility is not the same as approval. Records, interviews, processing and ongoing legal status need attention. Being near immigration administration may reduce travel.
Consider eventual citizenship
Ordinary citizenship by registration usually requires five years holding permanent residence, with strict residence requirements. The combined theoretical path begins at roughly six years, excluding processing time.
Qualified Retirement Programme
Belize's Qualified Retirement Programme can suit eligible foreign retirees aged 40+ with qualifying overseas income, generally at least US$2,000 per month, and annual presence requirements. This is a different immigration status and does not automatically qualify someone for ordinary citizenship.
Work, family, healthcare and tax
Immigration permission, permission to work, tax residence and rights to health services are distinct questions. Consult qualified Belize and UK professionals before changing residence or buying.
A beautiful place deserves an informed decision.
The developer describes elevated riverbanks and a convenient pedestrian route. These are attractive features to investigate, not independent certifications of flood immunity or child-safe road design.
Verify flood performance
Obtain site-level topographic and flood-history evidence, finished-floor guidance, storm-drainage assessment and a check of the only practical evacuation road. Belmopan-area flooding in July 2026 illustrates why this matters.
Verify land and rights
Use an independent Belize attorney to verify legal title, liens, boundaries, subdivision approval, the shared roadway and pedestrian path, river access rights and management/maintenance obligations.
Visit at different times
Walk the school route, inspect lighting and verges, check journeys during rain, review aerodrome activity, and speak with existing residents about routine security and utilities.
Check the evidence behind the claims.

Method: Belize “major crime” tables count a limited set of police-recorded categories; UK Crime Survey percentages estimate people affected. They cannot be divided into each other or treated as an international safety ranking. Similarly, the absence of neighbourhood or incident-motive information is not evidence of an absence of crime. The estate road/path, plot access, driving times and walking proximity are supplied by the developer, pending independent boundary, route and title confirmation.
